Who We Help

Who This Service Is For

New construction can be a great fit, but buying from a builder works differently than buying a resale home. We help:

  • First-time buyers who want a brand-new home and need help understanding builder contracts, deposits and upgrade costs.
  • Move-up and downsizing buyers weighing a new build against resale homes in the same area.
  • Relocating buyers who need someone local to visit model homes, track the build schedule and attend key walkthroughs.
  • Buyers of semi-custom and luxury new homes who want a second set of eyes on plans, selections and specifications.

Our Process

How New Construction Representation Works

  1. Consultation and buyer agreement. We talk through your budget, timeline, must-haves and preferred areas, then sign a written buyer agreement. Bring us in before your first model home visit, because many builders require your agent to register you at or before that first visit.
  2. Financing coordination. Get pre-approved with a lender you choose. If a builder offers an incentive tied to its preferred lender, we help you compare it side by side with other lenders’ Loan Estimates.
  3. Compare communities and homes. We look at location, HOA covenants and dues, lot options, included features, and quick move-in homes versus to-be-built plans, plus how pricing compares with nearby resale homes.
  4. Review the builder’s contract. Builder contracts are written by the builder and differ from the standard South Carolina resale contract. We walk through deposits, timelines, change-order rules and warranty terms with you, and recommend an attorney for legal questions.
  5. Selections and upgrades. We help you think through design-center choices, separating structural options that are hard to add later from finishes that are easy to change after closing.
  6. Inspections during construction. Where the builder allows it, we encourage independent inspections at key stages, commonly before drywall and before closing, and help you share the findings with the builder.
  7. Final walkthrough and closing. We attend the walkthrough with you, follow up on punch-list items, and keep your lender and closing attorney on schedule.
  8. After you move in. We remind you to schedule a warranty inspection before your builder’s warranty deadlines and help you organize any requests.

Before You Sign

Helpful Considerations for Buying New

  • Advertised base prices may not include lot premiums, upgrades or HOA dues. Ask for a complete price sheet.
  • Builder deposits can be larger than resale earnest money, and the builder’s contract controls when they are refundable. Read those terms before you sign.
  • To-be-built homes can take several months, and completion dates can change. Plan your lease or current-home sale with some flexibility.
  • Compare any preferred-lender incentive against the full cost of the loan, not only the incentive amount.
  • Appraisals are based on comparable sales, so large upgrade packages may not add equal appraised value.
  • Ask for the builder’s written warranty and note what it covers and for how long.
  • Review HOA covenants for rules on fences, parking, rentals and exterior changes.
  • You can look up a residential builder’s license through the South Carolina Residential Builders Commission.

FAQ

New Construction Questions

You aren’t required to have one, but the builder’s on-site sales team represents the builder. Your own agent works for you, helping you compare options, review terms and keep track of deadlines.

Your agent’s compensation is set out in your written buyer agreement and is negotiable. Many builders offer to pay some or all of a buyer’s agent compensation, and we confirm each builder’s policy in writing before you commit.

Before your first visit to a model home or sales office. Many builders require your agent to register you at or before the first visit and may not work with an agent you bring in later.

We recommend it. An independent inspector can catch issues that are easier to fix during construction, so many buyers schedule one before drywall and another before closing, where the builder allows it.

Usually, yes. Some builders offer incentives for using their preferred lender, so it is worth comparing Loan Estimates from more than one lender. Loan terms and advice come from your lender, not from The Moore Team.

It varies by builder, plan and season. Quick move-in homes may close within weeks, while to-be-built homes often take several months. The builder’s contract explains how completion dates can change.
