Mortgage Questions
What is included in a monthly mortgage payment?
Most payments include principal and interest on the loan, plus an escrow amount for property taxes and homeowners insurance. If you put less than 20% down on a conventional loan you will usually pay private mortgage insurance (PMI), and some neighborhoods add HOA dues.
How much should I put down on a house?
Conventional loans can start as low as 3% down, FHA loans at 3.5%, and VA and USDA loans may require nothing down for eligible buyers. Putting 20% down removes PMI on a conventional loan and lowers your monthly payment.
How are property taxes calculated in South Carolina?
South Carolina assesses an owner-occupied primary residence at 4% of its value, compared with 6% for second homes and rentals, once you apply for the legal residence rate with your county. The county then applies local millage rates, which differ across Greenville, Spartanburg and other Upstate counties.
When does PMI go away?
On most conventional loans, PMI can be removed when your balance reaches 80% of the home's original value, and it ends automatically at 78%. FHA mortgage insurance follows different rules, so ask your lender.
